RENTAL REQUIREMENTS
Income Verification:
Combined applicants must gross 2X the rent, unless on subsidy.
Credit Report:
No recent collections (opened or closed) or late payments recorded on credit report. No prior evictions.
Criminal Report:
No felony conviction records related to violence against persons and/or property. No convictions recorded for the Manufacturing, Delivery, Sale of Illegal Drugs, or Possession with intent to Deliver.
Viewing:
Must physically view the property prior to having application process
Just Paid Your Deposit
Don’t worry, the property is officially off the market now that the deposit has been paid and the Rental Binder & Deposit Agreement form has been signed.
Remember if you sign the lease after the 1st of the month, you will be charged a prorated amount for that month. All Lease’s will end the last day of the month regardless of move in date.
Just in case you were wondering, we will be signing the lease and paying the balance here in person at our Seymour office. First month’s rent can be paid online through your new Tenant Portal. However, security deposit can only be paid by cash, check or money order in person.
We will provide you with copies of the Move-In Checklist form as well as your newly executed lease. The Move-In Checklist is used to note previous flaws in the apartment (ex. scratch on counter, small stain on carpet, etc). Any items needing repair can be requested through your new online Tenant Portal.
